Tips for Realtors & Homeowners

Helpful tips for home owners and realtors in preparing a house for inspection and/or sale:

  1. Make sure that all boxes, large items and stored possessions are moved away from basement and crawlspace wall to ensure a clear view of exposed areas to check for cracks, seepage, drainage problems or other issues.
  2. Extend gutters/downspouts/sump pump discharge away from the home to keep water from draining down the foundation. Flexi-spouts are a quick, simple and cost-effective solution to extending gutters and are available for purchase at any major hardware store. Also, ensure that all gutters are clean and free of debris.
  3. Check driveways, sidewalks and poured concrete pathways for settling or unevenness. Lowered areas that are tipped toward the house may cause increased hydrostatic pressure against the foundation and can lead to seepage problems. If any area is lowered or uneven contact a Mudjacking company to evaluate the issue. Allied Concrete Repair can provide a referral.
  4. If possible, photographic evidence of seepage issues could be helpful in evaluating crack repair issues after prolonged dry spells.
  5. Backfill around house should gradually slope away from house.
  6. Planted areas must be executed to promote proper drainage.
  7. Window wells should be covered to prevent debris from fouling drains.
  8. Window well drains should be free-flowing.
  9. Check to be sure sump pump valve is in place and installed as close to pump as possible.
  10. Sump pump back up system recommended.
